Some real estate investors are under the gross misconception that they don’t need to have a property inspected because they are going to strip it down anyway. However, as any good investor knows, “stuff happens” during renovations that could have potentially been prevented or foreseen had the property been inspected by a licensed professional prior to rehab. Foreclosures and short sales will ALWAYS have issues, some are larger than others. Why take that chance when buying one of these properties sight unseen? What we inspect for investors
 

1 Roof (visible and accessible areas of shingles, gutters, downspouts).
2 Foundation/Structure (visible and accessible areas).
3 Electrical system (visible and accessible main panel wiring, representative number of outlets and lighting fixtures)
4 Plumbing system (visible and accessible main entrance and supply piping)
5 HVAC system (visible and accessible cooling and heating systems)
 

A full color photo file of the above mentioned items along with any and all defects found during the inspection will be included in this inspection. We also understand that time is of the essence when purchasing an investment property such as a foreclosure or short sale which is why you will always receive your investor report the same day as the inspection!
